One Jeonse Listing in a 2,652-Unit Complex as Seoul's Average Apartment Rent Tops 1.6 Million Won

서울에서 전세로 나온 아파트를 찾기가 어려워지고 있습니다. 동대문구 답십리동의 2652세대 단지 ’래미안위브’에는 시장에 등록된 전세 물건이 단 1개, 월세 물건도 3개뿐입니다. 강동구 상일동의 ’고덕그라시움’은 4932세대인데도 전세 매물이 19개에 그쳤습니다. 한국부동산원 통계를 보면 지난 7월 서울 아파트 평균 월세는 사상 처음으로 160만원을 넘었고, 2017년 평균 89만원과 비교하면 두 배 가까이 올랐습니다. 정부가 살지 않는 집을 가진 1주택자의 세금 부담을 크게 높이자, 전세와 월세를 놓던 집주인들이 직접 살기로 방향을 바꾼 것이 원인으로 꼽힙니다.

It is becoming hard to find an apartment offered on a jeonse lease in Seoul. At Raemian Weve, a 2,652-household complex in Dapsimni-dong, Dongdaemun-gu, there is only 1 jeonse listing registered on the market, and just 3 monthly-rent listings. Godeok Gracium in Sangil-dong, Gangdong-gu has 4,932 households, yet the jeonse listings on the market came to only 19. According to figures from the Korea Real Estate Board, the average monthly rent for a Seoul apartment passed 1.6 million won in July for the first time ever, close to double the 890,000 won average of 2017. The reason given is that after the government sharply raised the tax burden on owners of a single home they do not live in, landlords who had been letting on jeonse and monthly rent switched to living there themselves.

Attached to an adjective stem, -아/어지다 turns a state into a change of state: 어렵다 ('be difficult') becomes 어려워지다 ('become difficult'). Combined with -고 있다 it describes a change still under way, which is what the article opens with: 어려워지고 있습니다 — 'it is becoming hard'.

-(으)ㄴ데도even though ~

-(으)ㄴ데도 marks a fact that would normally lead to a different outcome than the one that follows, so the result reads as unexpected. With a noun plus 이다 it becomes -인데도: 4932세대인데도 — 'even though it has 4,932 households', the listings still came to only 19.

-자as soon as ~, upon ~ing

Attached to a verb stem, -자 says that the second event followed immediately once the first happened. It belongs to written Korean and is common in news when reporting a reaction to a policy: 세금 부담을 크게 높이자 … 방향을 바꾼 것 — 'once the tax burden was raised sharply, they switched course'. Do not confuse it with the -자 that means 'let's'.
