한국에는 ’전세’라는 독특한 주거 임대 제도가 있다. 전세는 세입자가 집주인에게 목돈, 즉 보증금을 맡기고 계약 기간 동안 따로 월세를 내지 않고 사는 방식이다. 계약 기간이 끝나면 집주인은 세입자에게 보증금 전액을 돌려주어야 한다. 반면에 월세는 매달 일정한 금액을 임대료로 지불하는 방식으로, 보통 전세보다 적은 보증금과 함께 이용된다. 최근에는 순수한 전세 대신 보증금과 월세를 함께 내는 ‘반전세’ 형태를 선택하는 사람들도 늘어나고 있다. 이러한 전세 제도는 한국과 일부 지역을 제외하면 전 세계적으로 매우 드문 임대 방식으로 알려져 있다. 그래서 이 제도는 외국인에게 다소 낯설게 느껴질 수 있다.

Korea has a unique housing rental system called "jeonse." In jeonse, a tenant gives the landlord a lump sum of money — a deposit — and lives in the home without paying separate monthly rent for the length of the contract. When the contract period ends, the landlord must return the entire deposit to the tenant. On the other hand, wolse (monthly rent) is a system in which a fixed amount is paid as rent every month, usually along with a smaller deposit than jeonse. Recently, more people have been choosing "ban-jeonse" (half-jeonse), a hybrid form in which both a deposit and monthly rent are paid, instead of pure jeonse. Except for Korea and a few other regions, this jeonse system is known to be a very rare form of rental housing worldwide. For this reason, the system can feel somewhat unfamiliar to foreigners.
